Sold two investment properties in Princeton - Amanda literally saved the deals
Amanda came to us highly recommended by someone we know and trust. That trust was not misplaced. Little could we have known that what at first appeared to be two simple sales would throw up one issue after another before successful completion. We contracted with Amanda for the already challenging task of selling two investment properties which were required to close within a short timeframe. Both homes were occupied by long-term tenants. While we were in town at the start of this adventure, most of the issues and hard work were handled entirely by Amanda while we were out of the country. While never wavering from our planned timing, she was able to maintain a professional attitude in the face of often visceral resistance. Despite a marked lack of cooperation from the tenants early on, Amanda efficiently scheduled photography, open houses and individual showings. She was the consummate diplomat. The result was multiple attractive offers on both properties. Negotiations went smoothly and we were soon under contract for both properties. However, as is often the case with older/historic homes, several unexpected issues were noted during inspections. The initial inspection report on one property in particular seemed to indicate major issues with every aspect of the home, resulting in the first buyer declining to move forward. Amanda contacted the next buyer on the list, explained the situation, and immediately had us back under contract. An expert structural engineer was brought in and put to rest the fears generated by the initial inspection report. With necessary repair work agreed to by both parties completed quickly, we were actually able to close the sale early with a satisfied buyer. The second property also required important work, all of which was coordinated and managed by Amanda. It is not an exaggeration to say that no other agent we have ever worked with could have taken on such an immense task and delivered success with such aplomb. Amanda literally saved the deals, allowing us to meet requirements linked to other investments. Her experience, guidance and ability to calm all parties with thoughtful solutions avoided what would otherwise have been a nightmarish experience.
